The Masonic Trust Wainuiomata Retirement Village

The Masonic Villages Trust is a charitable, values-driven organisation putting the best possible service and care for residents above purely commercial considerations.

The site borders a park on one side and a school on the other, and with the local shopping centre just over the road, community connection was assured. This was enhanced by locating the Community Hub building at the Village entry complete with a clock tower confirming its role as a local landmark and wayfinding point for the area.

The amenity building has three main functions – entertainment, gathering and service. The floor plan is split into three key areas; a large open plan entertainment area with high cathedral ceilings and expansive glazing; a cozy lounge and library space opening to a north facing conservatory; and a central spine containing the administration spaces, semi-commercial kitchen, and bathrooms.  The steel frame was recommended for earthquake strength. In key areas this was clad with clear plywood and the cross-bracing exposed to show how the building is supported.

The villas have been designed to provide warm and comfortable accommodation with optimised sun orientation while balancing occupant privacy with community engagement.  This has been achieved while balancing construction costs with the expected purchase price for the area.

The retirement village serves as an anchor within the community, fostering intergenerational connections, providing essential services, and promoting a sense of belonging and support for residents and neighbors alike.
